Graybar Director Corporate Real Estate Development in Clayton, Missouri

Purpose
Position is responsible for managing all real estate activities supporting a large portfolio of owned and leased facilities.
Develop and implement the company real estate and new location plan for the Company, as approved by the Branch House Committee.
Responsibilities
Develop and review proposals for current and new locations to ensure their conformity with organizational plans and standards. Direct the execution of those plans, including Letters of Intent, Lease Renewals, and Contracts.
Develop best practices, templates, and checklists for the rapid establishment of new locations, including site selection, lease negotiation, supplier selection, initial inventory planning, warehouse setup and equipment selection, customer account qualification, and employee recruitment.
Work closely with corporate departments and members of District management to quickly and efficiently open new branches by coordinating Accounting, Information Technology, Pricing, and other associated activities.
Organize and manage the capital expense and maintenance budgets for all locations including remodels, renovations, additions, and general maintenance upkeep.
Assist business units with relocations or establishing sub-branches.
Work through purchase and sale of owned facilities in conjunction with tax deferral process (1031 transactions)
Collaborate regularly with Sales, Marketing, Operations, Finance, Legal, IT and Human Resources and organize frequent cross-functional team meetings to ensure successful outcomes for new branch openings, facility remodels, relocations, and subsidiary integrations.
Oversight of day-to-day facility functions of all St. Louise/Corporate facilities; including security, janitorial, and maintenance/repair vendors.
Requirements
Minimum
10 years’ experience: managing large portfolio of leased and owned corporate properties
Four-year degree in Real Estate, Business Administration, Finance, Engineering, or related degree required.
Preferred
Advanced degree in related discipline preferred
LEED and/or CCIM certification preferred

Working Conditions
Office environment. Extensive travel required.
